Welcome to the 1600 H Lofts in Midtown Sacramento
Updated July 2008
The lofts at 1600 H are another fine example of contemporary urban living in the heart of Sacramento. Built in 2008 by developer/builder Habitat Construction, Inc. of Roseville, the lofts are convenient to Midtown's Theater and Arts District and are just a couple blocks from the California Musical Theatre at Wells Fargo Pavilion and the Sacramento Convention Center and Memorial Auditorium, dining at Mikuni's, PF Chang's, Michelangelo's, Brew It Up, Melting Pot, Lucca, and the active nightlife of Midtown.
The four-story building consists of 42 studio, one-, and two-bedroom lofts ranging in size from approximately 390 to 1,249 square feet and are priced from the mid-$100,000s to the high $500,000s. HOA dues (which cover water, sewer, garbage, off-street parking, common areas, hot water, etc.) range from about $330 to $430 per month depending on parking (on-site versus off-site), which is at the low end of the spectrum for urban lofts in the area. Ground floor retail wraps the on-site parking (some of the units have off-site parking in a nearby structure).
The units feature:
- 10' ceilings with high-end aluminum ceiling decking (decking not in all units)
- sealed concrete floors (with 6" poured concrete between levels)
- visible structural steel I-beams
- Bosch and LG appliances (including a dual washer/dryer combo unit)
- high-end European cabinetry and granite countertops
- CPI Day Lighting translucent polymer dividers (not in all units)
Remember: Before you look start shopping for your loft it's important to get prequalified or preapproved for a loan. If you're not sure who to talk to about a loan, you can find a preferred Sacramento area lender here.
